Homeowner's Maintenance Items

Below is a partial list of general maintenance items which are considered normal homeowner's responsibility. If you have any questions which are not answered within these pages, please feel free to ask us.

  • Replacing faucet washers or cartridges and/or cleaning aerators

  • Cleaning sump pump and pit

  • Checking the circuit break

  • Changing the light bulbs or fluorescent tubes

  • Threshold weather - stripping

  • Window glass

  • Exterior caulking after 30 days

  • Clogged toilets after 30 days

  • Grout or caulking around the tubs, sinks, vanities and tops

  • Damaged concrete or asphalt due to salt, traffic or other usage

  • Normal concrete cracks

  • Furnace filter changes at least every three months

  • Motor lubricants i.e., appliance motors, blower fans, etc. - Advise consulting professional service people

  • Hot water heater flushing

  • Condensation and icing during cold weather

  • Maintenance of freeze - proof hose bib damage

  • Erosion of landscaping

  • Disposal jams

  • Damage from gas and oil leaks on driveways; salt damage to concrete, tire rutting and minor settling on asphalt driveway

  • Sealing of driveway and approach

  • Garage door lubrication

  • Minor adjustments to door and cabinet hardware

  • Garage door weather - stripping

  • Sliding door, rollers, tracks, and thresholds

  • Leakage from an ice dam

  • Paint touch up due to move in or normal wear and tear

  • Seasonal Home Maintenance:

    • Check condition of exterior caulk and paint. Recaulk and paint as necessary

    • Inspect roof and gutter systems for snow and ice damage. Repair as necessary.

    • Feed and seed lawn, re - work any topsoil erosion, plant annuals and perennials. Consult local nursery or horticulturist on a plan to fit your particular lawn and landscaping needs.

    • Repair any driveway damage.

    • Check and repair any screen damage.

    • Apply weed killer to lawn.

    • Have air conditioning system cleaned and checked.*

    • Complete interior caulking grout, paint touch up, or redecorating.

    • Check hot water heater for mineral build - up; drain and refill.

    • Clean faucet aerators.

    • Seal coat driveway and approach.

    • Remove hoses from frost free hose bibs.

    • Mulch landscaping that needs winter protection.

    • Have heating system cleaned and checked.*

    • Check fireplace operation and inspect flue or chimney for possible cleaning.*

    • Change furnace filters; would suggest changing filter every three months if necessary.

    • Clean and check sump pump and pit. Also would advise periodic check of sump pump to ensure proper working order.

    • Recaulk and regrout at bathtub and kitchen fixtures as required.

    • Keep fireplace damper and glass doors closed when not in use, it prevents cold air entry and heat loss.

    * Would suggest professional technician to service equipment.
